
Complete Home Renovation
Our clients were living abroad and were looking to return to the UK. They bought a property in Potters Bar, Herts, remotely without having viewed it in person. From what they had seen online the property required modernisation throughout, but they knew and liked the area. Having found us online they contacted us to discuss the project. They needed someone trusted, who could carry out the work in their absence. The goal was to provide a completely renovated home that the client could move straight into on their return to UK.
We arranged access to the property through the estate agents to assess the scale of the work involved. The client’s priorities were, new combined kitchen diner, as previously it was two separate rooms, new bathrooms, windows and doors and to reassess the downstair layout. From our visit it was clear that there was more work that needed to be done that the client had first realised.
The existing garage conversion had been poorly done and was not insulated, with the original garage door still in place. No planning permission had been sort for the change of use so this also needed to be obtained. We proposed to convert this space properly with a new roof and taking down internal walls so that this could then be knocked through to the current downstairs bedroom adjoining, to make create one larger living space.
The current pantry/wc to the left of the kitchen served little purpose and was difficult to access. We proposed to rebuild with raised floor height to be level with kitchen and remove existing WC (there was another downstairs WC) to create larger utility room with step free access.
We then set to work designing the kitchens, bathrooms, bedrooms and the rest of the interior. Unfortunately, due to the property being in a very strict conservation area permission was denied to replace the properties windows and doors, therefore we enlisted a decorator to paint and fresh up the existing windows.
The finished project comprised of new kitchen and utility room, 4 bedrooms with fitted furniture, 3 bathrooms, 2 living rooms one with log burner and one with built in electric fire. New internal doors, skirting and flooring throughout. An electrical rewire, new heating and hot water system, 2 small extensions and internal steel work. Replastering of whole house. Re-insulating several areas. Decorating, curtains, blinds, upholstery and light-fittings to all rooms.
